Construction Management

Construction Management (at risk) is a delivery method in which a fee-based construction manager (CM) is selected early in the design phase and works with the design team (who is hired separately by and reports directly to the project owner) to develop and estimate the project. Once the design is complete, the CM’s role is much like that of a general contractor with respect to soliciting and reviewing subcontractor proposals (a process in which the project owner typically participates), awarding subcontracts, and overall management and execution of the construction phase. Construction Management provides opportunities for value-engineering where necessary during the design phase as well as a degree of fast-track construction if required.

Construction Management is ideal for large projects that are schedule-sensitive and potentially subject to midstream changes. Such projects also typically require a substantial amount of administration due to multiple phases, technical complexity, and/or a significant degree of multi-disciplinary coordination.

Due to its level of involvement during the design phase, Lamar Construction as the CM can provide a GMP to the project owner relatively early in the overall process.
